1. What can you provide? Give them something so they are attracted to a relationship with your company. Marketing space is always nice for your relationships with other companies as they are also looking to promote their business just like you are!
2. Create the image. For a relationship to work, your business needs to have a perceived level of value that another company or customer will deem as valuable to them. Focus on your image and really impress people so they do see why they need to work with you.
3. Foster the relationship. Once you go to the effort of the relationship, you have to focus on strengthening it all the time. You want to assure the other party you are constant and here to stay. As you can do this, people see the value in working with you and want to stay in the relationship with your company.
